Private concierge in Marrakech: when it earns its price (and when it does not), 2026

Most travellers to Marrakech do not need a private concierge. The service makes sense in four specific cases: large group in a villa, occasion to coordinate, non-resident owner, settled expat.

Most travellers coming to Marrakech do not need a private concierge. A good riad, an independent driver-guide and a little planning are enough. The service makes sense in four specific cases: large group in a private villa, occasion to coordinate (wedding, hen or stag do, birthday), non-resident owner renting their property, settled expat with no network.

What a concierge does in Marrakech, and what they do not

A private concierge coordinates. They take on the logistics of the stay or the property: transfers, driver, bookings (restaurants, activities, spa), private-event organisation, short-let management, 24/7 on-site support. It is a time multiplier and a single point of contact when there are several providers to orchestrate.

They do not do a travel agency’s job. They do not issue visas. They do not replace the sworn accompanying guide on regulated heritage sites: law no. 05-12 passed in 2011, still in force in 2026, keeps site commentary for holders of an accreditation (tourism guide or accompanier), on pain of a fine (10,000 to 20,000 dirhams by the offence). A concierge who promises to ‘guide you everywhere’ without going through an accredited guide either does not know the frame or is ready to expose you to the sanction.

Useful distinction to keep in mind at arbitration: a traveller concierge (stay period, resident or not) and an owner concierge (property management, long-term rental management) are not the same job, do not cost the same and are not picked on the same criteria.

Four concierge families, four logics

Resident (expat) conciergeExpat or new residentSubscription £85 to £340/monthSmall market, few formalised players

The palaces (Mamounia, Royal Mansour, Selman, Es Saadi Palace) build the concierge into the night rate: nothing extra to pay, everything to ask. If you sleep elsewhere, it is picked and paid for separately.

When you do not need one

Three to five nights as a couple, in a riad or a palace: the riad concierge and an independent driver-guide cover the essentials. An outside concierge would double up on your accommodation’s concierge.

Short circuit booked with a receptive agency: the circuit already includes the orchestration, a concierge would add as an extra layer.

Tight budget, classic stay: a concierge margin does not earn its ticket. Direct bookings, WhatsApp to restaurants and spas, driver-guide by the day for the excursions - the per-service cost stays under control and you keep the hand.

When it earns its price

Group of 6 to 15 people in a private villa. Coordinating transfers, shopping, home chef, multiple activities and often an evening service: what the concierge charges is the time they give you back. From six travellers on, the arbitration usually tips their way.

Private villa in Marrakech: from six travellers on with several daily providers, the concierge turns into a time multiplier.

Occasion to coordinate (wedding, decade birthday, hen or stag, corporate event). An event concierge orchestrates 8 to 20 providers - caterer, DJ, decor, transport, accommodation, entertainment, photographer - and absorbs the remote coordination. It is their core trade, and the added value is plain when you sit 3,000 km from the event.

Non-resident owner renting the property on short-let. Moroccan rental management now sits under a strict regulatory frame (see below): operating licence, police form, taxes, income tax. A serious property manager takes it all on. It is a model that structures quickly in Marrakech, with multi-destination players who have already tested it elsewhere. Emerald Stay, multi-destination operator (Verbier, Méribel, Costa Brava, Côte d’Azur), opened its arm in Marrakech on the same model: high-end rental management and concierge on request, single brand, remote operation. Two active properties in 2026.

Settled expat with no network. Personal concierge, monthly subscription to run life on the ground: administrative steps, schools, house staff, trusted craftsmen. The market is narrow in Marrakech, formalised players are rare, the added value depends heavily on the concierge’s network.

The real 2026 cost

Ranges dated July 2026, to re-check at contracting.

FormatCost
Traveller concierge day£170 to £425 (flat), or 10 to 15% on the booked services
Long-period property management15 to 25% of net rent (Morokeys: 15%. BAYS Immobilier: 20%)
Property-management extrasCleaning, laundry, maintenance: at cost, recharged to owner (check detail)
30-80 person wedding event£2,550 to £6,800 flat rate on top of providers
Resident concierge subscription£85 to £340/month by services included

Four remuneration models sit side by side: flat rate, provider percentage (invisible margin on the client side), rental-revenue commission, monthly subscription. Each model has its bias: the flat rate pushes to minimise service. The provider percentage pushes to steer towards those who rebate most. The rental-revenue commission pushes to let often, sometimes too often, with no care for the restoration. The subscription pushes to over-sell extras. Knowing this already protects you.

Five questions to ask before signing

Cheaper alternatives to a concierge

Independent driver-guide by the day. Between £110 and £190 all in (vehicle, fuel, availability) in 2026. Watch out: without an accredited guide badge, they cannot comment on the heritage sites. For the monuments (Bahia, Medersa, Saadian Tombs, El Badi), plan for a complementary accredited guide at the visit.

Charm riad with butler included. In riads of 6 to 10 rooms with premium service, the riad concierge fills 80% of a classic traveller’s needs: restaurant booking, spa, driver, wake-up, shopping.

Classic Moroccan receptive agency. An agency for a circuit or a specific outing, less flexibility than a concierge but often less intermediary margin.

Direct contact by WhatsApp. Most Marrakchi restaurants and spas take bookings directly on WhatsApp, no commission. Free, instant, and you speak to the person who will actually serve you in the evening.

For owners: rental management in Marrakech

Legal frame strengthened since 2023.

The four obligations, at a glance.

ObligationContentWho handles itSanction or risk
Tourism operating licence (law 80.14, 2023 decree)Five-year licence issued by the municipality or prefecture, after a compliance certificate from the regional tourism officeOwnerUp to 50,000 MAD fine + administrative closure on repeat
DGSN traveller declarationPolice form to the National Security within 24 hrs by stayManager in practiceSanction traced back to owner
Local stay taxes (per person and per night)TPT 2 to 15 MAD by category (Moroccan national tourism office) + local tax ~15 MADManager collects, owner responsiblePrecise grids by municipal order, to check before publishing
Non-resident income tax (2025 finance law)40% allowance on rental income. IR scale or 20% flat option from 120,000 MAD/year. 10% (< 120,000 MAD) or 15% (≥) withholding by corporate tenantsOwnerTax reassessment + late interest

Point to hold on to: a non-resident is taxed like a resident on their Moroccan-source income. A manager who ‘simplifies all the paperwork’ without ever mentioning licence or DGSN declaration exposes you personally.

Bad-manager warning signals.

  • Hidden margin on linen and laundry, billed with no detail.
  • Overcharged cleaning.
  • No monthly reporting (revenue, expenses, occupancy).
  • Refusal of a written contract.
  • No operating licence or DGSN declaration for your travellers.
  • Double-digit yield claim with no numbered due diligence on your specific property. Online yield calculators are commercial hooks, not reliable projections.

Picking your concierge in Marrakech: four players to know

On the short-let owner segment. Three of the four players (Welbnb, Morokeys, BAYS) turn around the same trade: marketing your property on Airbnb, managing check-ins and check-outs, recharging cleaning. The difference sits in the commission, the track record and the legal support (DGSN declaration, operating licence).

For a hybrid owner-traveller use. Your Host Marrakech is the only one of the four to also cover premium traveller concierge, useful if you occasionally sleep at the property you rent the rest of the time.

Our method: ask for several quotes

Ask for several quotes, compare them on the five questions to ask before signing, do not sign at the first exchange. A good concierge answers in writing, in numbers, names their providers. A bad concierge promises, keeps things vague, offers a ‘bespoke service’ that is a WhatsApp forward to their standard partners.

To round out your Marrakech planning, two guides to read alongside: our wellness in Marrakech guide (the concierge often coordinates the spa treatments, worth knowing what they will book) and our Toubkal trek guide (for a stay combining Marrakech and the Atlas, the concierge does not replace the real high-mountain guide).

Frequently asked questions

How much is a private concierge in Marrakech in 2026?
For a traveller: between £170 and £425 a day on a flat rate, or 10 to 15% commission on the services booked. For an owner (Airbnb or riad property management): 15 to 25% of the net rent, plus fixed costs (cleaning, laundry, maintenance) recharged to the owner. For a 30-80 person wedding event: £2,550 to £6,800 flat rate on top of the providers. For an expat subscription: £85 to £340 a month. Ranges checked in July 2026.
Should I take a concierge for a short stay in Marrakech?
No, in most cases. For a three- to five-night couple's stay, in a riad or a palace, the riad concierge and an independent driver-guide (£110 to £190 a day with a vehicle) cover 80% of the needs. A private concierge becomes useful for a group of 6 or more in a private villa, for an occasion to coordinate (wedding, hen or stag do, birthday) or for a stay over 7 nights with multiple activities.
What property-management commission is reasonable in Marrakech?
The market runs at 15 to 25% of net rent. Morokeys posts 15%, BAYS Immobilier 20%. Above 25%, ask for a precise breakdown. Watch out for extras: cleaning, laundry and maintenance are usually recharged to the owner at cost. If they carry a mark-up with no detail, that is a signal worth digging into.
What is the legal frame for short-let of a villa or riad in Marrakech?
Since law 80.14 and its 2023 decree, short-let requires a five-year tourism operating licence issued by the municipality or the prefecture, after a compliance certificate from the regional tourism office. Sanctions in Marrakech: up to 50,000 dirhams fine plus administrative closure on repeat. The police form must be sent to the DGSN within 24 hours for every traveller.
Difference between a private concierge and a driver-guide?
An independent driver-guide handles transfers and the trip logistics by the day, £110 to £190 all in. They cannot comment on regulated heritage sites without accreditation under law 05-12 (fine 10,000 to 20,000 MAD), hence the classic driver + accredited guide combo at the monument. A concierge coordinates the whole logistics: driver, guide, restaurants, spa, events, providers. It makes sense when the volume to coordinate exceeds what a driver-guide can do alone.
