Let us start with the name, because that is what waits at the gate. The establishment sells today under the Boutique Hotel Katia banner, rebranded in April 2026. Before that, and for seven years, it was Villa Katia. Before 2019, Maroc Loisirs Dar & Spa - a name Booking still drags along in its page URL, which throws off anyone checking they are at the right place. On site, the change reached no one: the official site is still on Villa Katia, the great straw hat hung on the reception wall is embroidered Villa Katia, and so are the spa towels. So you will book under a name that nothing on the estate carries.

That is not incidental, because it plays out on the one number most travellers look at. The 383 reviews making the 8.6 out of 10 score cover three banners, likely two managements, and a renovation whose worksite clients describe - pool and tennis closed, rooms redone in light tadelakt. In other words, that score is not the one of the hotel that will receive you. Recent reviews are better than the average: the welcome, at 9.3, is the first thing people cite.

The estate itself is consistent with what it was before being a “boutique hotel”. Ten thousand square metres of olive trees and lawn, about fifty beds, an ochre two-storey building with wood terraces, and most of all leisure facilities you do not find in a guesthouse: two pétanque pitches, a ping-pong table in the middle of the grass, a tennis court, horses at the back of the property. You are closer to a family estate than to a boutique address, and that is quite fine as long as you do not expect the opposite.

Two things really set it apart from its Ourika-road neighbours. The first is its two pools heated year-round. On this road, unheated basins turn decorative November to March. The second is a spa whose rates are published, almost a singularity in the area: traditional hammam at £20 for thirty minutes, royal hammam at £24, one-hour-forty-five oriental ritual at £47. Add massages, facials, hair and manicure, without posted prices. The restaurant serves a Moroccan and Mediterranean menu with a few French dishes, on a large terrace or in the lounge bar.

That leaves what you need to know before you click. First the rooms: the official site contradicts itself, advertising twenty-one on its home page and twenty-two on its lodging page, while the local press counted twenty-four plus a villa. We did not get a firm number. Then the room layout: several travellers flag that those overlooking the restaurant catch evening music, with walls described as thin, and that the pool sometimes goes to techno during the day. The estate is also privatised for weddings and evenings, with DJ, gnawa and entertainment. The question to ask before booking is not whether it is quiet, but whether it is quiet on your days. Reviews also mention wear in the suites, taps and tiling, and flies, unsurprising with horses around.

Add the mishaps travellers report and that the price partly explains: power cuts, sometimes no hot water, balcony rooms smaller than in the photos and beds judged narrow for two. Nothing dealbreaking at that rate, but worth reading before rather than after. A word finally on a number not to over-read: Booking shows Wi-Fi at 10 out of 10, which no client comment details. A perfect sub-score commits to nothing. Do not book for that.

Finally the distance, still the real call of the whole road, and shared by every estate settled in the countryside. At twelve kilometres, location gets 8.1 out of 10, the house’s lowest, and there is no free shuttle: each ride to town is negotiated, around £15 per client reports. It is the price of calm and space, paid in trips. At about £51 a night, for two heated pools in winter and enough to occupy children without moving, the equation holds very well. For two adults wanting the medina on foot and a character address, this is the wrong pick, and the “boutique” in the banner will have misled you. For a family after space and warm water in February without blowing the budget, hard to beat on this road.
